01 What are your rental approval guidelines?

A rental application must be submitted for each adult who will be living in the home
Total household net monthly income must be at least three (3) times the rent
All adults must have no evictions within the past five years, pass a background check,and demonstrate good rental history if currently renting
All applicants must have a minimum credit score of 600

02 Is there an application fee?

Yes. The application fee is $50 per adult and must be paid prior to processing the application. Payment is completed through the application link.

03 Do you run credit and background checks?

Yes. Credit and background checks are required for each adult applicant over the age of 18.

04 What is required at move-in?

Once approved, residents must pay the first month’s rent and the security deposit. Payments must be made via cashier’s check or money order.

05 Do you allow cosigners?

Yes, cosigners are allowed. Cosigners must submit a full rental application and documentation. A cosigner assumes full financial responsibility for the lease and any associated damages or fees. Cosigners must have a net monthly income of at least five (5) times the monthly rent and a minimum credit score of 700.

06 What are the terms of the lease?

All leases are month-to-month.

07 Do you allow pets?

Not all properties allow pets. Each pet requires a pet application and a $500 pet deposit. Service animals are permitted with appropriate documentation.
